Chewing the Cud of Buyers Remorse

So we're under contract and everything is going just as planned.No Fear in Charlotte

Lender Larry is on top of things and closing looks to be a walk in the park.

Then out of nowhere, the buyers get the blues, and worry warts start to appear.

How did this happen? They were all excited just a week ago.

Rooting around for the source of the remorse, I find the planted seed.

In their exuberance to spread the word they found a Curmudgeon.

Some people like to poop on other people's parade.

Seems that an expert relative gave darth warnings about buying a home and all the supposed evil it brings.

My clients acted as if they had watched a horror movie the night before.

Time to right the ship.

After an hour of rehashing all the right reasons they chose their home and pointing out it's value they began to relax. They said that the whole process had been a little emotional and were sorry about dumping their doubts on me. I told them it happens and that it is part of my job. I also told them if their relative had any questions, they could give me a call.

Is there such a thing as a well intentioned Curmudgeon? Maybe....but they better have all the information before plying their trade.

And the buyers?...did they close? You bet ! Just like in the movies, they rode off into the sunset Happy Trails here in Charlotte.

Hi Claude~ The buyers remorse thing is pretty common.  Most will work through it, some will not.  I guess it just goes with the territory.  Happy for you and your clients that it worked out!

Hi Claude.

Oh my goodness.... this has happened too often...and like you...mine was also because of a relative..the parents!

I reminded them why they fell in love with the home in the 1st place....the great interest rate they have locked in...and so in. But, the parents won. The young couple is still renting and have no plans to buy anytime soon. This is sooo crazy! It's a GREAT time to buy!

Hi Claude -- Buyer's remorse seems to be as common as the common cold!  Some times it helps to feed it some medicine before it gets a chance to become a serious illness.  After the buyer has their Contract or even after the Offer to Purchase can be a good time to have a discussion about "Buyers Remorse" occurring from "well meaning relatives and friends, etc."

Hi Claude !

Very common occurrences, but I'm glad you hung in there and got it done !

The key I think is to be prepared as Buyers Remorse may come from the most unpredictable clients. I've had some that are head over heels once they got the accepted offer, only to come crashing down and question their decision.

Then I've had nervous Nellies who have sailed through the whole transaction! 

If we are prepared with the right reassuring things to say - like you did here - then we and the buyers, will get through it in most cases :o)

Hi Claude -- Some relatives/friends/colleagues/etc., are well meaning, but biased by perhaps their own less than stellar experience.  Establishing an incredible relationship with the client is key, which you have!

That is so frustrating. Sometimes when things are going so well buyers start to want to put on the brakes. Hopefully, your buyers have some intelligent relatives that tell them this is one of the BEST times to buy real estate!!

On one of my first meetins with the buyers to be, I always warn them about buyers remorse.  It has never been aunt Mary in my case, but it seems they all go throug it.  I remind them ofour inial conversation on the subject, and that helps to stop that.

Didn't they tell you with your real estate license you also need to be licensed as a marriage counselor, physiologist and clergy? Great patience and communication with your buyer. I'm amazed @ how many agents make no meaningful contact with their clients after inspections. They just expect to show up @ the closing table. Buyers typically exhibitbuyer's remorse for exactly why your client did. Family and friends are all knowing and depending on their experience are experts! Congrats for doing a great job!

Congratulations. There is usually always someone lurking in the shadows to question the buyer's decisions. In order to have a successful transaction, the buyers have to trust you.

Good job Claude. It's always tough to counteract all the "experts" out there.  I often wonder, do people ask their relatives, friends, co-workers for a second opinion when they go to a doctor or lawyer?  Probably not.  Then why is it they second guess us so much?  Anyway, glad you brought the buyer's back down to earth.  Great post and best of luck.

My only huge concern is talking a hesitant buyer into the big D (decision) and then getting blamed when/if things go awry after purchasing the home. Anyone ever had this happen to them? Very nice post and topic.

Hey, at least you got a buyer, HAHHA. I used to give my buyers 2 lifesavers and tell them that smetime before closing they would wake up in the middle of the night and get a 24 hour bug called buyers remorse and to take those lifesavers and call me in the morning. Then when they thought about backing out they would read the list of reasons they bought and laugh.
